Renting your first apartment in Qatar involves a specific chain of paperwork, and doing things in the wrong order costs weeks. This is the sequence we walk every newly arrived client through.
Week 1 · QID first, everything follows it
Your Qatar ID is the key to everything: bank account, chequebook, Kahramaa, tenancy attestation. Your employer processes it after your medical and biometrics. Until it arrives you can view apartments and agree terms, but most landlords will not sign without a QID · use the time to shortlist districts.
Week 1–2 · Choose your district by commute, not by photos
Doha is a city of 20-minute drives that become 50 at rush hour. Start from your workplace: West Bay and Msheireb workers look at Al Mansoura, Al Najma and West Bay itself; Lusail and Energy City workers at Fox Hills and Al Duhail; airport and industrial-area workers at Old Airport Road and Al Thumama. Week 2 · Bank account and chequebook
Open the account as soon as the QID arrives and request the chequebook the same day (it can take a week). Most landlords want 12 post-dated cheques; some accept transfers for the first month or two while your chequebook is printing · we regularly negotiate this for new arrivals.
Week 2–3 · Sign, then attest
Before signing, run our 10-point contract checklist. After signing, the contract should be attested with the municipality · you will need the attested copy for family visas and school enrolment later, so do not skip it.
Week 3 · Kahramaa and internet
Transfer the electricity and water account into your name with the signed contract, QID and a refundable deposit · unless your building is bills-included (common in central Doha; here is how to decide which is better). Ooredoo and Vodafone both install home internet within a few days.
Week 4 · Settle in
Photograph the apartment’s condition and send it to the landlord in writing, file your attested contract, and set cheque-date reminders. Done · you are a Qatar tenant.
